My career in real estate started by accident in 2016 when my wife and I had the opportunity to purchase the house I grew up in from my mom. We used it as a long-term rental. After learning as much as I could about real estate, I acquired my general contractors license in 2017. We purchased a house in Swannanoa to remodel with a bank loan. The home had land attached that we thought had potential to develop. After working out an easement with a neighbor for a sewer extension, we were able to create 2 small lots for future structures. The beauty of this was that once the flip sold, we had 2 unencumbered lots that were ready to build on. By this time, we started to understand the power of passive income. We believed that to maximize our NOI we needed to concentrate on multi-family.
We started to build our first duplex in 2018 on the land created from the first flip. Once the first duplex was completed and leased to a tenant, we performed a cash out refinance from a commercial loan to a traditional mortgage and rolled the cash into the next one. After completing two duplexes on the land from the first flip, we purchased some land in Swannanoa that had road frontage with utilities. I began building more duplexes and we are about to complete our seventh duplex, two of which are short term rentals. This model has worked well because of the low expenses and instant equity due to saving the contractor’s fees. The low interest environment and very little capital expenses create higher rates of return compared to purchasing an older structure. Over the past several years, in addition to the duplexes, I have flipped homes and purchased more rentals. We now manage all of our properties. Recently, I have started to branch out further and use my GC license to build specs and duplexes for other investors.
I joined CREIA in 2017 and the knowledge and confidence that I have gained through the classes and networking has proven to be invaluable. I cannot overstate the gratitude that I feel for all of the experienced members taking the time to explain what they have learned over their investing careers. I’m definitely still a novice and have so much to learn, but I would like to offer my time and insight to anyone who has questions about how to start or what their next steps are, just as other members did for me.
There are so many various ways to make money in real estate and sometimes a little guidance can go a long way. We have all been blessed by God to live in America where anything is possible with hard work and perseverance. I appreciate the honor of being selected as the CREIA Member if the Month.
