The Henderson County Focus Group Meeting is scheduled for 6:00 p.m. at the Bay Breeze Restaurant, 1830 Asheville Hwy/25N, on Tuesday November 26, 2019. Dinner and networking starts at 6:00 p.m. with the meeting at 7:00 p.m.
Our focus topic this month is “DEVELOPING A PROPERTY IN PARTNERSHIP”
Tacy Apostolik, Mark Bondurant, CREIA members, and another investor, Rae Booth of Griswold Home Care, will give a progress update on their project to develop a property in the Cane Creek area of Buncombe County.
The original vision over a year ago was a small cottage community including a personal residence, a ‘green’ SFH development, and an Assisted Living Center/Group Home.
Focus areas for discussion are:
- Vision for the partnership
- Property identification as appropriate for a small community development, investment partnership formation, and the land purchased at a discount
- Due diligence steps in developing a small community project and lessons learned
- Dealing with an unexpected cell tower lease on adjacent property
- The issues of dealing with government regulations, a large commercial contractor, and SBA loan qualification requirements for the Assisted Living Facility
- Current project status and options going forward
- Lessons learned about working in partnership
Working successfully in a multi-faceted partnership and dealing with unexpected complications will be the overriding focus for discussion.
