I was fortunate to have discovered CREIA over 25 years ago. At that time, I had just purchased my first personal residence in Mars Hill and shortly thereafter, my first single family rental.
With the help of the CREIA basics course, numerous weekend workshops, books and tapes from CREIA’s lending library, monthly meetings and networking with other members, I learned how to become a successful landlord.
I read everything I could get my hands on and attended as many meetings as I could. While studying short sales, I taught myself how to do title searches and eventually purchased several homes on the courthouse steps. These were homes that I had never seen the inside of before I purchased them, and I was the only woman bidding for properties on the steps at the time.
I bought and sold (flipped) several homes but my long-term strategy was buy and hold. With the exception of a 10-year period, I did all of this while working a full time job.
Seven years ago, I learned about vacation rentals and currently have two. As challenging as it can be at times and as time consuming as it is, I really enjoy this aspect of investing and personally find it very rewarding. I learned during the COVID shut down how important it is to diversify your real estate holdings. It was quite derailing to suddenly lose a large portion of my income overnight, but at least it wasn’t my entire rental income.
In October 2020, I was able to realize my dream of financial independence and leave my full-time job permanently. I doubt I would have ever achieved this goal without all the educational benefits my CREIA membership provided. I want to thank CREIA and all its members over the years for their willingness to share information and provide support and encouragement.
My advice to anyone just starting out is if I could do it, so can you! Real Estate is not a get rich quick scheme, slow and steady wins the race. If you don’t own your own home yet, start there. Be willing to get your hands dirty and venture outside of your comfort zone. Keep showing up to meetings, take advantage of seminars, subgroups, and of the incredible wealth of knowledge the experienced investors in this group are willing to share.
